Blending Quality, Style and Affordability with CrossMod™ Homes

All across the country, people are feeling the squeeze of high-cost housing markets with fewer options.

In June 2020, according to the U.S. Census the average cost of a new home with land was $384,700, and estimates show that families across America may need 2.5 million more homes to make up for a growing housing shortage.

A New Class of Manufactured Home

So how can we increase available quality, affordable housing that that still has modern curb appeal? Fortunately, innovative solutions in housing design and construction have created a new class of off-site built home that allows for more people to enjoy the benefits of owning a home.

Introducing CrossMod™ Homes

This new class of home (dubbed CrossMod™ by MHI, the Manufactured Housing Institute®) blends elements of both on-site and off-site built housing.

These homes are built in the same indoor facilities as a traditional manufactured home, but have additional exterior features to make them look more like a traditional site-built home, including:

  • An elevated roof pitch
  • A garage, carport or covered porch
  • Permanent foundation
  • Enhanced cabinets
  • Drywall interiors

The real game changers for these homes are the things that can allow you to better afford a new home and build home equity over time: sales price and appraisals.

In most markets, CrossMod™ homes will start at under $200,000, plus the cost of land. And, because of the features of these homes, they can appraise similarly to a site-built home. This means that – over time – the value of your home may increase, depending on the housing market! Homeownership is a powerful investment, and now you can take full advantage of those benefits with a CrossMod™ home.

What Are My Financing Options?

One of the other great things about CrossMod™ homes is the financing options that may be available to you!

Because these homes are built to include design features that are more like site-built housing, they are eligible for financing that is similar to what’s available for traditional on-site built homes – more commonly known as mortgage financing or a mortgage loan. This means that you own both the land your home is on and your home, making it possible to build equity over time.

Both Freddie Mac® and Fannie Mae® offer financing options for CrossMod™ homes that can fit within your budget. For more information visit FannieMae.com or Freddiemac.com.

As always, Next Step highly recommends that you speak with a trusted advisor – someone who has a sense of your finances and needs – before making any financing decisions. The lenders in Next Step’s network can be a resource for your financing questions.

If you find that you are unable to get pre-qualified for a loan, don’t be discouraged! There are counseling and homebuyer education programs available to help.
