  • What is the difference between mobile, manufactured and modular homes?

    While many people use these terms interchangeably, a mobile home is a prefabricated home that was built before national codes were created in 1976. In comparison, manufactured homes are built inside of a facility to federal Manufactured Home Construction and Safety Standards (also known as HUD Code) and then transported to the final home site, while modular homes are built to all applicable state, county and city codes.

  • What is a CrossMod® home?

    A CrossMod® home is a newer type of manufactured home that’s built off site, then permanently placed on the foundation at the home site. It combines some features of off-site and site-built homes, and also has the ability to appraise and finance similarly to a traditional site-built home.

  • How can I see homes that are available in my area?

    To see manufactured and modular homes that are available near you, you can visit our Find a Home page, enter a zip code and then apply filters for options like price range, square footage, number of bedrooms and more.

  • How much do your homes cost and where can I find the price?

    The exact price of a home depends on several factors like its features and location, as well as the home delivery and setup fees, and any land improvement options. In most areas, Clayton offers homes in a variety of price ranges starting at under $100,000 (not including other costs such as required delivery and installation).   • Why is a certain home not available in my area?

    The availability of a home is determined by the home building facilities in your area. Not every home building facility builds the exact same floor plans and home features can vary by region. If there’s a specific home you’re interested in that’s not available, you can speak with your local home center about similar options that may be available near you.

  • Can I buy a home if I'm more than 150 miles from a home center?

    In many cases, we can work with you to help you find a new home if you are more than 150 miles away from a home center. You can get started by contacting the home center that’s closest to you for more information.

  • Can I order a home on your website or purchase it directly from the home building facility?

    You will need to work with one of our retail home centers during the buying process so our consultants can show you your available options and coordinate with the facility building your home. They will also help you understand what’s needed during the different parts of the process, from purchase to site preparation, land improvement options and delivery.

  • How long does the home buying process take?

    Each home buying experience can differ based on factors like financing, whether you already have land for your home, if you’ve made any customization or upgrade options, and your location. The home buying process can take several months or longer, depending on when you complete each step. You can also contact your local home center to see if they have any already built homes available for purchase, which could reduce your wait time.

  • Can I purchase a furnished home?

    Yes, in some cases you may be able to purchase an already furnished home model or furnishings from your local home center.

  • Do you take trade-ins?

    In some cases, you can trade in your current home at your local home center, and its trade-in value can be applied toward the purchase price of a new home. You can speak to a consultant at your local home center about all the potential trade-in options that may be available to you.

  • How do I estimate the current value of my home?

    All manufactured homes built in or after 1976 have a NADA® value that will give you an idea of what your current home may be worth. You can purchase a report online for more information. Other factors that can affect the value of your home include its condition and the foundation type, so we recommend you speak with a consultant at a home center to get more information about your specific situation. Most retailers will be happy to provide you with a free trade-in evaluation.

  • Do you sell preowned homes?

    Yes, some retail locations have preowned homes available and also accept preowned homes as trade-ins. You can speak to a consultant at your local home center to learn if they have any preowned manufactured homes available in your area.
